And they can list your house if that is what you are looking for. However, we are looking to buy houses with cash. Using cash enables us to buy your house fast because we do not have to go ask a bank for a loan. Banks are slow but we are not.

  • There are NO fees and no commissions while you work with us. Possibly you are considering selling your house due to life's difficulties. Once you sell the house to us the responsibility is ours. When you choose to sell your house with Clever Home Solution, you will save on commission, fees, and repair costs. And remember, the longer you hold on to a house, the more it will cost you!

  • Our process is very straightforward. There are many factors that we take into consideration, but briefly, the numbers are as follows:

[YOUR OFFER] = [ARV] – [REPAIR COSTS] – [SELLING COSTS] – [ROI]

After Repair Value (ARV): This is the market value of your home after we buy and renovate your house.

Repair Costs: This is what we estimate our cost will be to update the house to current market conditions, and it’s what you are saving (along with your time) if you sell your house to us!

Selling Costs: This is an estimate of the cost of selling commissions, excise tax, property tax, utilities, insurance (title and property and escrow fees.) It’s typically around 10% of the ARV.

Return On Investment (ROI): This is how we pay our contractors and keep the business running. If we didn’t return some level of profit, we wouldn’t be a good business!

  • Well, it’s a very basic process. First of all we look at the current physical condition of the property and value of comparable houses that have sold in the area recently. We can quickly determine what type of repairs may be needed, or what improvements would best maximize the value of the property.

The next step involves estimating our cost and the corresponding value of any indicated repairs or improvements. With our own contractors, we are able to renovate and add considerable value to a property. We then estimate our expected selling expenses. This will take into consideration current market conditions, existing inventory, and a careful review of recently sold properties that are similar to yours.

With all this information in hand, we can then determine what we can afford to pay for your property. From the estimated resale price (ARV), we subtract our renovation expenses, holding and sales costs, and a reasonable profit margin to arrive at the price we can pay. We, like any other company, need to have the potential to make a profit (ROI) when buying property. A majority of our profit comes from the value added and savings gained, from having full in-house construction and marketing. This allows us to pay more for the properties we buy than would otherwise be possible. We are completely transparent in our buying process and are happy to share with you all of the contributing factors we considered in determining the price we can pay. We welcome your questions and encourage you to compare our offer to any others you receive; we are convinced you’ll like ours.

  • Yes, in fact many of the properties we buy are listed with Realtors. Just have your agent contact us and we will provide them all of the details and be happy to work with them.

  • Real estate agents list properties on the market and hope that someone will buy them. We offer options. Because we know that one method of selling isn’t applicable in all situations. RE Agents list properties and hope that someone will come along who wants the house and can be approved for a loan to buy it (process may take up to 6 months).

We understand the local market and the need to give people faster ways to sell their property. Many people don’t realize the options available!

On the other hand, we can close in as little as 7 days and offer you cash in 1-2 days. Most real estate agents think that is impossible. Since we pay with cash, we can close without needing a bank’s approval. Banks are super slow. But we are fast.

This is where we are different: We’re not agents, we’re home buyers.

  • Yes, we will buy it and honor the existing lease. You don’t need to have your tenant move out when you sell to Clever Home Solution.

  • Sure, we will buy your property in AS-IS condition. You don’t need to make any repairs or even remove unwanted items. With us, “as-is” really means AS-IS.

  • Selling a home through a traditional real estate transaction can take between 6 to 12 months. There are many steps involved, such as finding a lender and getting credit approval. When you sell your house to us for cash, you can close the deal between 7 to 14 days. You don’t have to wait for financial approvals, evaluations from home inspections, or real estate appraisals. If you need to close faster, it is certainly possible.

  • When you sell your home for cash, you don’t have to spend money or wait for repairs to happen. The sale is typically conducted on an AS-IS basis. With a cash sale, you save time: the time spent doing repairs and renovations, the amount of time your house is on the market, the time spent seeing potential home buyers come and go, the time consumed preparing and staging the house for visitors, the time spent cleaning after showings, and the time spent negotiating between different parties.

  • It means you can tell us exactly when you want to sell and we’ll be ready, cash in hand. We can close the purchase of your property in as little as three days, or whenever it’s convenient for you. The choice is completely yours.
